The total number of active listings in April was 3,827. Which is up 7% over last year and 15% over the 5-year average.

The total number of sales in April was 1,419 which is up 29% over last year and up 3% over the 5-year average.

Detached home sales in April were 985 which is up 30% and up 2% over the 5-year average.

Condominium sales in April were 217 which is up 27% over last year and up 13% over the 5-year average.

Absorption Rate:

Sellers Market = 0 - 3.5 months of inventory

Balanced Market = 3.5 months of inventory

Buyers = 4.5+ months

The absorption rate in April was 2.7 placing up in a sellers market! Homes in good condition and areas are often receiving multiple offers as we are in peak selling season.
